Affordable Housing Development & Finance
M&L provides consulting services to local governments, non-profit organizations, for profit developers, public housing authorities, and property owners for all aspects of affordable housing development.
Our services include pre-development planning, preparation of development and operating budgets, financial packaging, preparation of Low Income Housing Tax Credit application and other grant/funding applications, tax credit syndication services, coordination of project closings, 10% carryover allocations packages, insuring project is placed in service, review of PHFA cost certification package, and on-going tax credit compliance post construction.
M&L has been actively engaged in the Low Income Housing Tax Credit Program since its inception in 1986. Since that time, M&L has worked with numerous for profit and not for profit clients to assist in the creation of nearly 4,500 of units of affordable, tax credit housing units across Pennsylvania totaling $775,000,000.
In addition, we have produced affordable housing units in 51 Pennsylvania counties using other financing sources, including FHLB, AHP, and HOME.
